Dean Gardens and Sherwood Close, West Ealing

This small 1970s housing estate comprises of low and high rise flats. By the time our involvement in the first phase began, the blocks at what is known both as the Sherwood Close Estate and the Dean Gardens Estate had almost emptied out. We were appointed by five out of the last six owners to negotiate their sales.

In the first seven months of our instruction, three of our clients saw increases in their settlements of approximately £110,000. Our expertise helped our clients settle at the time their negotiation strength was arguably at its highest. Other leasesholders subsequently instructed us and we achieved what we understand to be the best deals on the estate.

It is often wrongly assumed that those who delay settling until the last moment receive the most. There is a skill in knowing when to settle as negotiation strength can fluctuate up and down throughout negotiations. Sometimes doing a deal too early or too late can see a poor impression of Market Value achieved.
